WHEN DO I SUBMIT A SERVICE REQUEST?

Appliances contact appliance supplier immediately. Sticky doors, cabinetry, flooring, electrical or plumbing issues please submit service request to Homeowner Care. Drywall cracks, nail pops please submit just prior to one-year from your date of completion.

HOW LONG WILL IT TAKE TO GET AN APPOINTMENT?

Within 3 business days, we will review your request for clarity. If there are any uncertainties in respect to the nature of the issue(s) and/or warranty coverage you will be contacted to confirm the specifics of the issue(s).
Within 10 business days, a service representative will contact you to arrange access to your home for initial inspection and/or service. Service hours are Monday to Friday between 8am-4pm.

WHAT IS THE 2-5-10 YEAR WARRANTY?

2 Year Materials & Labour Warranty
  • First 12 months: coverage for any defect in materials and labour;
  • First 24 months: coverage for any defect in materials and labour supplied for the electrical, plumbing, heating, ventilation and air conditioning delivery and distribution systems. In addition, coverage for any defect in materials and labour supplied for the exterior cladding, caulking, windows and doors that may lead to detachment or material damage to the new home;
5 Year Building Envelope Warranty
  • Coverage against unintended water penetration such that it causes, or is likely to cause, material damage to the new home.
10 Year Structural Defects Warranty
  • Any defect in materials and labour that results in the failure of a load bearing part of the new home, and;
  • Any defect which causes structural damage that materially and adversely affects the use of the new home for residential occupancy.

MAY I REQUEST SERVICE APPOINTMENTS ON EVENINGS OR WEEKENDS?

Service hours are Monday to Friday between 8am-4pm.

WHY DOES THE SMOKE DETECTOR GO OFF WHEN I AM COOKING?

You must always use your hood fan when you are cooking in the home for both stovetop and oven.

WHY IS THE ELECTRICAL OUTLET NOT WORKING?

Try pressing the reset button on the Ground Fault Circuit Interrupter (GFCI). If power is not restored, check the electrical breaker box and determine if a fuse has tripped. If that does not resolve the problem, do not attempt any repairs. Submit service request.

WHY DO THE BATHROOM FANS RUN 24 HOURS, HOW DO I SHUT THEM OFF?

1st Washroom Dual Speed Fan
Do not disable bath fans, they are set to run 24 hours per day at low speed and Automatically switch to high speed when switched on and remain on 15-20 mins once turned off. Discount switch located for maintenance only in closet.

2nd Washroom
Single Speed Fan. Simple on and off from switch.

WHO DO I NOTIFY ABOUT AN ISSUE WITH EXTERIOR OF HOME?

Any issues with the exterior of your home (common area) needs to be reported to the Property Manager.

Why does my AC/ Heat Pump Not Turn On? or Why does my baseboard heater not turn on?

A switch is located above the electric panel in each home which activates the AC/Heat pump or Baseboard heaters. Both systems do not run at the same time. Please use the AC/Heat pump as your primary heat source/cooling as long as it is adequate to provide heat in the home. After that point please hit the switch and turn on baseboard heaters as our back up heat source. Each individual baseboard has its own thermostat located near that baseboard
